The Horoscope of the
National Association of Realtors

NAR is the non-profit real estate trade association that was birthed over one hundred years ago in Chicago on May 12, 1908. NAR currently has over one million members who are, by virtue of membership, allowed to use the designation of Realtor and who are bound to the NAR’s tough code of ethics. In the last year I have done readings for many Realtors as well as home buyers and sellers wanting to know what the future holds for the real estate market in the United States so I was curious to see what NAR ‘s chart might tell us.

My feeling is that NAR because of its huge membership and political lobbying symbolically represents better than any other organization future trends in real estate in this country. It further touches millions of home owners via the Realtors who assist with the buying and selling of property.  

For those of you that are new to astrology it may come as a surprise that an organization can have a horoscope, however any entity that has a beginning in time can have a chart drawn for that moment.  It is often the case, as with the NAR, that we use a noon time chart when the exact time of day is not known. If an organization’s corporate paperwork is filed at the courthouse then the state generally time stamps the recording and we have a time of “birth” that can be used.  

First let’s take a look at NAR’s natal chart. The NAR is appropriately a Taurus organization with both Sun and Mercury in Taurus, showing its practical earthy involvement with the land.  A fixed Cardinal square which includes the Libra Moon opposite Saturn in Aries makes it a take charge get things done organization with lots of staying power. Jupiter in Leo trine Saturn and sextile the Libra Moon softens things a bit and shows in part why Americans love beautiful, large impressive, Leo/Libra homes.The other side of the square holds Venus, Neptune, and the North Node in Cancer, sign of the  home,  indicating clearly the product that is sold.

Neptune, the planet of illusion, may be behind what Realtors grin and call puffery, the exaggerating of positive qualities, such as, “this is absolutely the best view on the mountain” or the “most beautiful house you have ever seen”. The opposition of Uranus in Capricorn to the Cancer planets predicts the incredible changes we have seen in homes and housing in this country over the last one hundred years.

Mars the warrior planet conjunct Pluto in Gemini clearly shows an organization that will fight for what it believes and gets the word out.  NAR has had a strong and active lobby for real estate interests for decades and has done a good job of marketing itself, educating Realtors, and educating the public about home buying, all solid  Gemini activities.
In doing my research I was told by the NAR that their sales records began in 1968. They also told me that the lowest sales year since records were begun was 1982 with 1,990,000 sales. The highest sales year was 2005 with 6,180,000 sales.  So let’s see what we can learn from these years.  Undoubtedly the sales downturn began politically with the election of Ronald Reagan in 1980. This is shown in the chart by transiting Uranus in Scorpio beginning to oppose the natal Sun and Mercury in Taurus of the natal chart during that time.  A sure promise of an upset of some sort.  Transiting Saturn was also filling in the natal Cardinal grand square and opposing itself. As if that wasn’t enough there was a finger of God double yod inconjunct aspect from Pluto in Libra and Neptune in Sagittarius to the Sun/Mercury in Taurus. The progressed Sun had also changed signs in 1980 from home loving Cancer to Leo. At the same time progressed Neptune in Cancer was in opposition to natal Uranus in Capricorn representing problems with the government.

So what happened?  Unfavorable changes in capital gains taxes and sky high interest rates of 18% and higher combined to slow down real estate sales to the 1982 low. 

So how about the high time of 2005, what was behind the real estate boom?

Basically numerous real estate excesses from 2003 to 2006 including inflated prices, mega and mini mansions and easy loans made most everyone and anyone a real estate investor, leading to the bubble of optimism and record sales figures. Astrologically this is shown by the classic and exact conjunction of progressed Jupiter, Sun and Mars, all in Leo. Progressed Mercury, also in Leo a few degrees behind, and running fast, was ready to expose the excesses in a few years.  Transiting Jupiter in Libra over the natal Moon and filling in the Grand Sguare just added fuel to the fire of excess as did Pluto in opposition to it’s natal place and trine all the Leo progressions. Wow! Were we enjoying the ride or what.

You may be relieved to hear that the progressed Sun of the NAR is currently at 28 Leo and the excesses of Leo based real estate will be behind us as the NAR’s progressed Sun moves into Virgo within two years bringing a major shift of energy.
